What loan product do you specialiaze in?
We specialize in non-owner rehab, rental and construction loans for real estate investors.
Can I hole title in a corporation, LLC or Trust?
Yes, but we do require personal guarantees from the principals.
Will you roll the costs of the loan into the loan?
No we will not roll all the costs into the loan.

Do you lend on primary residence properties?
No we do not lend on primary residences.
If I already own the property and I want to rehab it for resale, will you refinance it?
Yes we can provide a loan for that situation.
Do you offer second and third position loans?
No we do not offer second or third position loans.
What are your lending limits?
Typically, $50,000 to $3,000,000. However, there can be exceptions for strong deals and strong borrowers.
Do you offer 100% financing if I find a really good deal?
No, the investor must have some skin in the game in the form of a down payment. ZINC will finance up to 100% of the rehab cost.
Are you a direct lender or do you just broker to investors?
We are a direct private money lender with control of our own funds. We make all decisions and service the loans in house.
What type of properties do you lend on?
We lend on single family homes, multifamily properties, and commercial properties on a case-by-case basis. We do not lend on raw land or retail.
